The D & A Construction Process

During our first meeting we learn about our clients; their needs, vision and budget.  Clients explain where they wish to live and about their daily activity.  We take extensive notes from the general to the fine details in order to quickly start the process of designing their new luxury home. 

After the initial meeting, we research lots if the client does not own property or has not already selected a location. We may recommend a lot from our inventory or find one through our deep connections with brokers and agents.

Following the property research our team designs an initial plan, implementing our client’s vision with value engineered, energy efficient, budget conscious practices.

The second meeting includes our architect.  We explain initial plans and make changes according to everyone’s professional input and our client’s ultimate desires.  D & A tries to exceed the client’s expectations while staying within the target budget and engineering the most energy efficient home.  We discuss design strategies and their instrumental part in making this a smooth process.  The designers compile all details and mesh them seamlessly into the construction process.  We welcome working with our client’s designer, if they have one, and integrating their designs into our process.

The first two meetings are of no expense to our clients.  If they are satisfied at that point and wish to move forward, we engage our pre-development contract. 

The designer attends subsequent meetings along with the architect and go over as many of the interior and exterior details as possible.  We prepare an itemized budget for review along with designated allowances.  We strive to keep the budget within our targeted cap while allowing room for changes.  At D & A there is full transparency with our budgets.  As opposed to other custom builders, we have much larger purchasing power.  We extend these lower costs directly to our clients.  Our purchasing department has more then 40 years in the industry and negotiates lower costs with some of the most skilled craftsmen and quality suppliers.

The next stage is review of CAD plans and final adjustments to the budget.  All elevations are reviewed along with initial landscape architecture.  The plans are sent out for shop drawings, engineer seals, and the city for permit. 

At this point we engage in the final construction contract.  If financing is not in place, we can assist in multiple financing options with many construction lenders we have relationships with.  Just like in our budgets, we negotiate the lowest construction interest rates and bank fees for our clients.
